I was referred to clients whose home had been listed for two years with another real estate agent without any luck. They had relocated to Houston and had been making two mortgage payments the whole time--ouch! The house was vacant and had been updated in some areas, but not others, and it didn't show well. I had received Kathy's name from another agent in my office and brought her in to stage the home. She not only came up with a complete staging plan but also helped advise us on paint color selection, lighting and other items that needed updating. When I walked into the home after Kathy had staged it, I wanted to move in! The result--we received a full-price offer before I even had it on FMLS! My husband and I are the owners of Peach State Property Buyers. We are full time real estate investors. We purchased and renovated a home in Douglasville, GA. We listed the home on MLS at a price of $225,000. After 6 months of no offers, we decided to hire Kathy to professionally stage our home. The biggest complaint we received from people looking at our property was that it lacked a warm feeling due to the size and the lack of definition to the rooms and their functions. We talked to Kathy and basically gave her free reign to make our home feel like a home. She finished staging the home on a Friday. We decided to increase our home price to $260,000. We felt like the staging gave the home the much needed warmth that it had been lacking. A potential buyer called us on Monday and asked us if he could take a look. He immediately put the house under contract at FULL ASKING PRICE! We made $35,000 MORE than we had anticipated and we truly feel that we owe it all to Kathy and her wonderful design ideas. She made the house into a home!

We had heard that staging would help to sell homes quicker and for top dollar, but weren�t sure it was worth it. Now we would have to agree! We held an Open House 2 days after the house was staged and ended up with 2 offers the next day! The house was under contract that week. At the closing we asked the buyers whether or not the staging helped in making their decision and they said a definite �Yes!�. They felt it helped them visualize how their furniture would work in the space and generally made it look more appealing.
